Work has started on a multi-million-pound project to create 60,000 square feet of Grade A office space at Winnersh Triangle near Reading.
The major speculative development of Building 1030 is being delivered by business park owner PATRIZIA in partnership with Wates Construction. Completion is scheduled for spring 2016.
The work at the park marks the start of a 72-week build programme, which will see the creation of a four-storey building, providing 60,483 square feet of Grade A office space.
Building 1030 will be prominently located at the western end of the 85-acre business park, which provides a range of office, industrial, R&D and data centre accommodation. As well as having a great location just off junction 10 of the M4, the park also benefits from its own train station plus a four-star hotel with a restaurant, conference facilities and a range of leisure amenities, as well as a retail store, café, nursery and ATM.
Will Lawrie, asset manager for PATRIZIA, said: “It’s exciting to be taking the park forward into a fresh development phase that will continue the upgrading of the western end of the estate. Building 1030 will be a fantastic addition to the wide range of buildings already at Winnersh Triangle and should be well placed to capture the growing demand from major international companies seeking a first-class business environment with excellent connectivity and amenities.”
Peter Whitmore, business unit director, Wates Construction Southern Home Counties & South West, commented: “The ongoing development of outer-city business parks such as Winnersh Triangle creates a real sense that the economic recovery has turned a corner and ongoing investment in regeneration is a must to keep this momentum going.
“We are extremely excited to be working with PATRIZIA on Building 1030 and bringing to life their vision for an exceptional office space that will complement the vibrancy that is continuing to grow at Winnersh Triangle.”
The start of Building 1030 at Winnersh Triangle follows the arrival of a number of new occupiers to the park this year under the new ownership of PATRIZIA, including two major international brands: US-headquartered Manhattan Associates, a market-leader in supply chain commerce solutions, and Invenio Business Solutions, a global business software company.
